NORTH COUNTRY HOUSE WATCH

Your Home. Our Watch. Peace of Mind.
Owning an Adirondack home should be about enjoying everything this beautiful region has to offer—not
worrying about what might be happening at your property when you are away.
At North Country House Watch, our mission is simple: to provide homeowners with confidence that their
property is being professionally watched over by experienced people who genuinely care about their home.
We provide professional Home Watch, Property Oversight, and Home Care Services throughout the
Adirondack region, serving second-home owners, vacation-home owners, and families who want a trusted
local presence looking after their property when they cannot be there.

Experience You Can Trust
North Country House Watch was built on decades of hands-on experience caring for homes, properties,
landscapes, and private estates.
Our background began in the property-service and landscaping industry. After attending RIT, we started
and grew a lawn maintenance company into a full-service landscaping operation, retail garden center, and
wholesale greenhouse growing business.
That experience eventually led to opportunities in the Hamptons, where we became involved in the estate
management of some of the area's most prominent private properties.
Managing high-end estates taught us an important lesson that remains at the heart of North Country
House Watch today: The little things matter.
A small water leak can become major damage. A heating problem can result in frozen pipes. A storm-
damaged tree can create significant property damage. A sump-pump failure can quickly become an
expensive problem. An unanswered maintenance issue can turn into a major repair.
Our job is to identify these issues early, communicate clearly with the homeowner, and, when requested,
help coordinate the appropriate response.

Our Adirondack Connection
After years of property and estate management, we made the Adirondacks home.
Since 2005, we have built and managed properties and developed a deep understanding of the unique
challenges associated with owning a home in this region.
Adirondack properties experience conditions that can be very different from properties in other parts of the
country.
Heavy snow, freezing temperatures, storms, fallen trees, power outages, ice, water issues, wildlife, and
seasonal changes can all affect a home—particularly when it is vacant for extended periods.
Having someone local who knows your property and knows what to look for can make all the difference.

More Than a Home Watch
North Country House Watch is more than someone simply walking through your home and checking a list.
Our goal is to become a trusted extension of your household.
We get to know your property, understand your preferences, and look for changes or conditions that could
develop into problems.

Technology-Enhanced Home Watch
At North Country House Watch, we combine experienced personal property care with the latest technology
available in the home-watch industry.
Every inspection is documented through our professional home-watch software, creating a detailed digital
record of each visit to your property.
Once an inspection is completed, homeowners receive a GPS-verified inspection report documenting the
visit and providing a clear overview of the condition of their home at that time.
Depending on the inspection and services requested, reports can include GPS verification confirming the
property visit, date and time of the inspection, detailed findings, photographs, notes regarding the condition
of the property, identified maintenance concerns, recommended action, and a digital history of previous
inspections.
This technology gives homeowners something extremely valuable: Visibility into their property—even when
they are hundreds or thousands of miles away.
Rather than simply telling you that we “checked the house,” we provide documented information showing
what was inspected and what we found.
This combination of experienced professionals, detailed inspections, GPS verification, digital reporting,
photography, and consistent communication provides a higher level of accountability and peace of mind.

Your Local Eyes and Ears
Many of our clients live outside the Adirondack region. They may visit their home for a few weekends,
several weeks during the summer, or only at certain times throughout the year.
That means their home can sit vacant for extended periods.
North Country House Watch provides the local presence they need.
When we inspect a property, we don't simply look to see whether the lights are on and the doors are
locked. We pay attention to changes in the property and look for conditions that may indicate a developing
problem.
Our goal is to identify issues before they become emergencies.
When we discover something that requires attention, we communicate with the homeowner and, when
requested, help coordinate the appropriate professional to address it.

Built on Relationships
We believe Home Watch is ultimately a relationship business.

Homeowners are trusting us with one of their most valuable possessions. That responsibility is something
we take seriously.
Our goal is to know our clients, understand their homes, understand their preferences, and provide
consistent service they can depend on.
We believe communication is just as important as the inspection itself.
Our homeowners should know when their property was visited, what was observed, and whether anything
requires their attention.

Serving the Adirondack Region
North Country House Watch serves homeowners throughout the greater Adirondack region, including
Schroon Lake, Lake George, Bolton Landing, Brant Lake, Chestertown, Warrensburg, and surrounding
Adirondack communities.
As our company continues to grow, our goal is to build a strong regional network of trusted professionals
while maintaining the personal service, responsiveness, and attention to detail our clients expect.

Our Promise
When you own a second home, you shouldn't have to worry about what is happening there when you are
away.
You should be able to leave the Adirondacks knowing that someone you trust is keeping an eye on things.

That's what North Country House Watch is here to provide.
We combine decades of property-management experience, local Adirondack knowledge, personal service,
and modern technology to help protect your home and your investment.
Whether you're away for a week, a season, or most of the year, we'll be there to help identify problems
early, coordinate solutions when needed, and keep your Adirondack home ready for the next time you walk
through the door.
